Homula Realty Brokerage is a real estate brokerage in the Greater Toronto Area. Homula is the property site it built and runs itself.
The brokerage
Homula combines a traditional full-service brokerage with technology it builds in-house, and with retirement care programs for its agents — a way for an agent to step back from the business without their clients being dropped or their book simply disappearing. Most brokerages treat a retiring agent as an administrative event. It is the end of a working life, and the people they looked after are still there afterwards.
What this site is
Every listing here comes from the Toronto Regional Real Estate Board, refreshed through the day. What is different is what sits around it: the school catchments a board actually publishes, what the property sold for before and when, what comparable homes went for, the development applications filed nearby, and what the census says about the few blocks around the address.
Those are the questions people ask after they like a photograph, and they are usually the ones a listing page leaves to the reader to go and research. Answering them is the whole point of the site.
How it is built, and what it will not do
Three decisions are worth stating plainly, because they cost something.
- The maps are hosted here. An 887 MB map of southern Ontario sits on our own server rather than being fetched from a mapping company. That is more work and more disk. It also means no third party receives a request for every property you look at, which is what using a commercial tile service would mean.
- No artificial intelligence touches the listing data. The board’s agreement prohibits it, and we hold to that: no listing is summarised, rewritten or described by a model. Other sites ship an AI summary tab. The remarks you read are the listing brokerage’s own words, reproduced exactly.
- A seller who opts out stays out. Where a seller has kept their property off the internet, it is absent here — not hidden behind a filter, but never loaded. Where they have suppressed the address, the listing appears without one and without a map pin. There is no privileged view of either.
Where the data is uncertain, the site says so rather than smoothing it over. An estimate built from too few comparable sales does not appear at all, a school boundary is drawn as the board’s published line and not as a promise, and an address we could only place approximately says which.
Where the information comes from
Listing data is licensed from the Toronto Regional Real Estate Board. Everything else — addresses, schools and their results, census figures, road centrelines, planning applications — is public data from municipal, provincial and federal sources, each named with its licence on the data sources page. What the board’s licence permits and prohibits is set out in the terms of use.
