Homula is a property search site operated by Homula Realty, a registered real estate brokerage, as a Virtual Office Website under the rules of the Toronto Regional Real Estate Board. Using the site means accepting these terms.
Information on Homula is gathered from the real estate board and from public data sources. It is provided as-is, may be incomplete, out of date or wrong, and Homula does not warrant it or accept responsibility for reliance on it. Verify anything that matters to you with the source, and take your own professional advice before making a decision.
1. Who operates this site
Homula is operated by Homula Realty, a brokerage registered under the Real Estate and Business Brokers Act, 2002 (Ontario) and a member of the Toronto Regional Real Estate Board.

2. What this site is, and what it is not
Homula publishes property listings together with public information about the areas around them. It is a search and information tool.
Nothing on this site is advice. It is not real estate advice, an opinion of value, an appraisal, a home inspection, or legal, tax, financial, mortgage or investment advice, and it is not a substitute for any of them. No figure, estimate, rating or map on this site is a recommendation to buy, sell, lease or price a property.
Using the site does not create a client relationship. Browsing, creating an account, saving a search or reading anything here does not make you a client of Homula Realty and creates no agency or fiduciary duty. A representation agreement in writing is what creates that relationship, and none is formed by using this site. If you are already represented by another brokerage, nothing here is intended to interfere with that agreement.
Sending an enquiry through the site means a Homula representative, or a real estate professional Homula refers you to, may contact you about it. Homula may receive a referral fee where an enquiry is referred to another brokerage.
3. Where the information comes from, and its limits
Every category of information on the site is listed below with its source, what it does not establish, and what you need to check yourself. Read the entry for anything you plan to rely on. A fuller list of the datasets and the licences they are used under is on the data sources page.
Listings and sale prices
Source The Toronto Regional Real Estate Board (TRREB), through its Virtual Office Website feed. Listings are entered by the listing brokerage, not by Homula.
What it does not establish Homula does not verify what a brokerage enters, and cannot correct it. Measurements, room counts, lot sizes, taxes, fees and status can be wrong, out of date, or missing. A sale price is the price recorded on the board system and may not reflect credits, incentives, chattels or conditions that changed what actually changed hands. Some sellers instruct that their listing not be displayed, so what you see is not every property on the market.
Check it yourself Have a real estate professional pull the current listing and confirm anything that matters to you, and read the actual agreement of purchase and sale before relying on any figure here.
Listing history and how many times a home has been listed
Source Assembled by Homula, by grouping board listings that share a derived address key.
What it does not establish The grouping is automatic. A unit that has been renumbered, an address recorded inconsistently, or a suppressed address can split one property into several histories or merge two into one. Listings the board has removed, and listings from before Homula began collecting, are absent. "Times listed" counts board listings, which is not the same as times sold.
Check it yourself Treat the history as a prompt to ask a question, not as a record of what happened. Title and transfer history come from the Land Registry, not from this site.
School catchments and boundaries
Source For York Region, boundaries published by the York Region District School Board planning department, each carrying the date the board approved it. For Toronto, the TDSB publishes no attendance boundaries; what is shown is a University of Toronto GIS teaching dataset of roughly 81 secondary catchments compiled around 2015, labelled on the page as not published by the board.
What it does not establish Homula cannot tell you which school a child will attend. Boards redraw boundaries, hold students at schools over capacity, cap program enrolment, run lotteries and grant exceptions, and none of that appears in any published file. Boundaries overlap by program. The Toronto boundaries are approximately a decade old and were never a board publication.
Check it yourself Confirm with the school board directly before a school affects a purchase. The board is the only authority, and its answer can differ from anything shown here.
School ratings
Source Arithmetic performed by Homula on figures published by the Ontario Ministry of Education: the percentage of students meeting the provincial standard on EQAO assessments, averaged and divided by ten.
What it does not establish It is one year of standardised testing in reading, writing and mathematics at two grade levels. It measures neither teaching quality nor whether a school suits a particular child, and it tracks neighbourhood household income closely enough that it partly measures the catchment rather than the school. Where the ministry withholds a result to protect the privacy of a small group of students, that measure is left out rather than counted as zero. A rating appears beside a catchment only where the school could be identified unambiguously; where it could not, no rating is shown.
Check it yourself Visit the school, and read EQAO’s own report for it. A single number is not a basis for choosing where a child is educated.
Neighbourhood demographics
Source Statistics Canada, 2021 Census of Population, at the dissemination-area level — the surrounding few blocks.
What it does not establish Census data is a snapshot taken in 2021 and neighbourhoods change. Statistics Canada rounds and suppresses figures to protect confidentiality, and any figure it suppressed is omitted here rather than estimated. A dissemination area is not a neighbourhood as anyone living there would draw it.
Check it yourself Visit at different times of day and week. Nothing about a census tract tells you what it is like to live on a particular street.
Nearby development applications
Source The City of Toronto’s published record of planning applications, used under the Open Government Licence – Toronto. Toronto only; other municipalities publish this differently or not at all.
What it does not establish An application is a proposal, not a decision. Many are refused, withdrawn, reduced, appealed, or approved and then not built for years. The status shown is the one the City last recorded and may be out of date. An empty panel does not mean nothing is planned nearby — it may mean the municipality does not publish this data.
Check it yourself Follow the link to the City’s own planning file, which is the authoritative record, and ask the municipality about anything that would affect your decision.
Rental yield and market estimates
Source Aggregates computed by Homula from board listing and lease data over a rolling window, subject to a minimum sample size.
What it does not establish These are descriptions of past listings, not forecasts, appraisals or opinions of value. They exclude costs that determine whether a property actually earns anything: financing, vacancy, maintenance, capital expenditure, management, insurance, taxes and condominium fees. A small sample can move them a long way. They are not an appraisal and must not be used as one.
Check it yourself Get an appraisal, and have an accountant or financial adviser model the actual economics before committing money.
Days on market and time-on-market figures
Source Board-reported days on market, together with a total that Homula computes across consecutive listings of the same address.
What it does not establish Boards restart the clock when a listing is terminated and relisted, so a board-reported figure and a total across relistings can both be correct and differ substantially. Homula’s chaining is automatic and can join or separate campaigns incorrectly.
Check it yourself Ask a real estate professional for the listing history from the board system if the number matters to your offer.
Map positions and addresses
Source Addresses are matched against open government address point files; where no match exists, a postal code centroid is used and the page says so.
What it does not establish A pin is a computed position, not a survey. It can be on the wrong side of a street, on the wrong unit of a complex, or several hundred metres out where a postal centroid was used. Where a seller has instructed that the address not be displayed, no position is shown at all.
Check it yourself Confirm the location on the ground and in the registered legal description before it affects anything.
4. Information is provided as-is
Listing information is provided by the Toronto Regional Real Estate Board and its member brokerages and is deemed reliable but not guaranteed. Homula does not create it, does not verify it, and cannot correct it at source. Public data is used as the government body published it.
Homula makes no representation or warranty, express or implied, that any information on this site is accurate, complete, current, or fit for any purpose, and disclaims all such warranties to the fullest extent the law allows. Information may be incomplete, out of date, or wrong. Properties may be sold, leased, withdrawn or repriced without the site reflecting it. Some listings are not shown at all, because a seller has instructed that they not be displayed.
You are responsible for your own due diligence. Before making any decision about a property — including an offer, a price, or a decision about where a child will go to school — verify everything that matters to you with the original source, and obtain independent professional advice from a lawyer, an appraiser, a home inspector, an accountant, a mortgage professional and the relevant government body or school board, as the case requires.
5. Limitation of liability
To the fullest extent permitted by law, Homula Realty, its owners, employees, representatives and suppliers are not liable for any loss or damage — including any direct, indirect, incidental, consequential, special or economic loss, lost profit or lost opportunity — arising from use of this site or reliance on any information on it, whether or not the possibility of that loss was known.
The Toronto Regional Real Estate Board, other real estate boards, and the government bodies whose open data appears here are not responsible for the content of this site and give no warranty in respect of it.
Nothing in these terms excludes or limits liability that cannot lawfully be excluded or limited, including liability for fraud, and nothing limits any right you have under the Ontario Consumer Protection Act. Where liability cannot be excluded, it is limited to the amount you paid to use this site, which is nothing.
6. Your account, and how you may use board data
Sale prices and listing history come from the board’s Virtual Office Website feed, which permits them to be shown only to registered users who have accepted terms of use. That is why an account is required to see them, and why Homula records which version of these terms you accepted and when.
By creating an account, you agree that:
- the information you give is true, and the account is yours alone — you will not share your password or let anyone else use your account;
- you are using listing and sale information for your own personal, non-commercial purposes, in connection with considering the purchase or lease of real estate;
- you will not copy, scrape, crawl, harvest, redistribute, republish, resell or otherwise make available any listing or sale information from this site, whether by automated means or by hand, and will not use it to build or populate any database or product;
- you will not use the site to send unsolicited marketing, to circumvent the account requirement, or in any way that breaches the board’s rules or the law.
Homula monitors use for these purposes and keeps records of access to sale information, as the board’s rules require. Access may be limited, suspended or terminated where use appears inconsistent with this section — including automated access — and the board may require Homula to do so.

7. Intellectual property
Listing content, including photographs and remarks, belongs to the listing brokerage, the board or their licensors, and is displayed here under the board’s rules. Public datasets remain the property of the bodies that published them and are used under the open licences named on the data sources page. The rest of the site belongs to Homula Realty. None of it may be reproduced except as those terms allow.
8. Personal information
Homula collects your name and email address to create your account, to confirm that address, to keep the registrant records the board’s rules require, and to respond to enquiries you send. Where you ask to be notified about an area, Homula records what you asked to watch in order to send it.
Homula does not sell personal information. It is shared only where you send an enquiry — in which case it goes to a Homula representative or a brokerage you are referred to — or where the board or the law requires it. What is collected, why, how long it is kept, and how to see it or ask for it to be deleted are set out in the privacy policy, which forms part of these terms.
9. Changes
These terms may change. The version and date at the top of this page identify what is current, and your account records the version you accepted. Where a change materially affects your use of the site, Homula will ask you to accept the new version. Continuing to use the site after a change means accepting it.
Information on the site changes constantly and may be withdrawn without notice. Homula does not undertake to keep any particular listing, figure or page available.
10. Governing law
These terms are governed by the laws of the Province of Ontario and the laws of Canada that apply there, and the courts of Ontario have jurisdiction over any dispute. If any part of these terms is held unenforceable, the rest continues to apply.
