Affordable year-round ownership in Muskoka! Priced at $180,000, Unit 133 at Beaver Ridge offers a great opportunity for first-time buyers, downsizers, or anyone looking for a more affordable alternative to renting. Located in Phase 4, one of the more desirable areas of the community, this 2-bedroom home enjoys a quieter setting further from the highway, larger lots, and close proximity to a small lake and surrounding forest. Several major updates have already been completed, including a new heat pump (October 2024), roof (Spring 2025), and furnace & A/C (2018). Inside, you'll find tall ceilings, laminate flooring, a bright and comfortable living space, dishwasher, and a 4-piece bathroom with a full bathtub and convenient in-unit laundry. Beaver Ridge is a year-round land lease community located just minutes from Gravenhurst, offering an opportunity to own a home in Muskoka at a price point that's becoming increasingly difficult to find. The property is serviced by a communal well, septic system, and individually metered propane. Monthly Fees: $895 land lease + $59.57 water. Park approval required.

How this is calculated, and what it leaves out

Canadian fixed-rate mortgages compound semi-annually, not monthly, so the monthly rate here is (1 + rate/2)1/6 − 1. Most calculators use rate ÷ 12, which is the American convention and overstates the payment by tens of dollars a month.

Below 20% down, default insurance is mandatory and is added to the loan rather than paid at closing: 2.80% at 85% loan-to-value, 3.10% at 90%, 4.00% at 95%. It is unavailable at or above $1.5M, which is why 20% is a hard floor there.

Not included: vacancy, property management, capital repairs, income tax, and the fact that a lender qualifies you at a stress-test rate rather than the one you are quoted. This is arithmetic on the numbers above, not a mortgage approval or an opinion of what you can afford.
