Set on a quiet, tree-lined street off Island Park Drive and just a short walk to Elmdale Elementary, 64 Helena is a custom home of exceptional craftsmanship in one of Ottawa's most coveted west-end enclaves. Behind a timeless stone facade and attached two-car garage lies a modern, elegantly designed layout created for the way today's families truly live. Clad inside and out in genuine Jerusalem cream stone and bathed in natural light, the main level is defined by soaring ten-foot ceilings, coffered plaster moulding crafted on site, and rich Ontario-sourced hardwood. At its heart, an oversize island by Atelier Louis L'Artisan Inc., topped in Cambria quartz, anchors a gracious chef's kitchen that flows effortlessly into the living and dining rooms. Outfitted for the serious cook, it features a Miele dual oven with steam cooking and a Blue Star gas cooktop. A cleverly designed mudroom off the garage opens to a walk-in pantry on one side and a powder room on the other, with quality glass pocket doors keeping each space beautifully separate. Groceries are put away in moments, and the kitchen is just a step through the pantry. Completing the main floor are a dedicated home office and a family room that can easily serve as a second office. Upstairs, four generously proportioned bedrooms rest beneath nine-foot ceilings. The primary suite is a private retreat, offering a walk-in closet and a spa-inspired five-piece ensuite with heated floors, plumbed for a steam shower. The ensuite connects through to the fourth bedroom and a second walk-in closet, while a unique linen closet in the primary bathroom opens directly to the laundry room, making laundry a breeze. The finished lower level continues the sense of quality with nine foot ceilings, heated floors, a soundproofed theatre room with stage, an additional bedroom and a three-piece bath. Spacious yet warm and inviting, 64 Helena is a rare offering in one of Ottawa's most desirable neighbourhoods.

How the rating is calculated

EQAO — Ontario’s testing agency — publishes, for each school, the percentage of students meeting the provincial standard in Grade 3 and Grade 6 reading, writing and mathematics. The rating is the average of those percentages divided by ten. A school where 72% of students met the standard rates 7.2 out of 10.

Nothing is weighted or adjusted, and schools are not ranked against each other. Where EQAO withholds a result to protect the privacy of a small group of students, that measure is left out rather than counted as zero — so a rating built on fewer than six measures says so.

What it does not measure. It is one year of standardised testing in three subjects. It says nothing about teaching, programs, or whether a school suits a particular child, and it tracks neighbourhood household income closely enough that it partly measures the neighbourhood rather than the school. Treat it as one figure among many.

How this is calculated, and what it leaves out

Canadian fixed-rate mortgages compound semi-annually, not monthly, so the monthly rate here is (1 + rate/2)1/6 − 1. Most calculators use rate ÷ 12, which is the American convention and overstates the payment by tens of dollars a month.

Below 20% down, default insurance is mandatory and is added to the loan rather than paid at closing: 2.80% at 85% loan-to-value, 3.10% at 90%, 4.00% at 95%. It is unavailable at or above $1.5M, which is why 20% is a hard floor there.

Not included: vacancy, property management, capital repairs, income tax, and the fact that a lender qualifies you at a stress-test rate rather than the one you are quoted. This is arithmetic on the numbers above, not a mortgage approval or an opinion of what you can afford.
