8 Park Drive, Huntsville, ON P1H 1P5
Unique opportunity to run your own salon and spa or food & beverage establishment on the shores of the Muskoka River in downtown Huntsville. For Lease is approximately 1284 square feet of space on the main floor, split between two self-contained units, with additional space for use in the basement. Previously operated as a salon and spa in the larger space, and a food & beverage operation in the front; the opportunity exists for a new operator to take over and bring their own creative style to the location, or explore other ventures. Situated conveniently beside the Huntsville Summit Centre and Huntsville High School, there is no shortage of foot and vehicular traffic, not to mention boat traffic in the Summer. Ample parking, great exposure, and a one-of-a-kind location make this memorable piece of Huntsville's past a rare opportunity. Price is for space only, and is "net" of HST, proportionate share of utilities, and maintenance. Most chattels are negotiable. Per Town of Huntsville Zoning by-law amendment C3-1772, the only permitted use shall be a hairdressing salon and spa, with a restaurant (excluding drive-through) being an additional permitted use within the existing commercial space. Potential Tenant(s) to conduct their own due diligence regarding existing and additional uses. Seeking minimum 3 year term. Landlord will consider leasing each space individually.

How the rating is calculated
EQAO — Ontario’s testing agency — publishes, for each school, the percentage of students meeting the provincial standard in Grade 3 and Grade 6 reading, writing and mathematics. The rating is the average of those percentages divided by ten. A school where 72% of students met the standard rates 7.2 out of 10.
Nothing is weighted or adjusted, and schools are not ranked against each other. Where EQAO withholds a result to protect the privacy of a small group of students, that measure is left out rather than counted as zero — so a rating built on fewer than six measures says so.
What it does not measure. It is one year of standardised testing in three subjects. It says nothing about teaching, programs, or whether a school suits a particular child, and it tracks neighbourhood household income closely enough that it partly measures the neighbourhood rather than the school. Treat it as one figure among many.

The neighbourhood, by the census
Statistics Canada 2021 Census for dissemination area 35440184 — the few blocks around this address, home to 976 people. It describes the area, not this property.
Percentages are of the 445 responses in this category. Statistics Canada rounds counts and withholds small ones to keep individuals unidentifiable, so categories with too few people to publish are absent rather than shown as zero.
