Un-incorporated Township - 87+ acre farm and recreational property in Northern Ontario. Discover your own one-of-a-kind private retreat offering privacy and natural beauty on this 87+ acre property. Featuring open fields, peaceful ponds, and mature mixed forest, this property offers more than 28 acres of fenced fields currently used for a small cattle herd and horse operation, presently being operated by the Amish. The property offers excellent potential for a small farm or hobby farm. Some fields have been used for pasture, hay, and corn over the past three years, while others are naturally transitioning back to forest, with young trees beginning to grow. Two picturesque ponds add to the property's charm and provide a peaceful setting for recreation and relaxation. For those interested in family maple syrup production, the sugar shack sits just steps from the house, and the wooded acreage offers an exciting opportunity for a traditional maple syrup operation, with the March and early April sugaring season providing the perfect time to start. Whether you envision continuing the current operation or simply living immersed in nature, this property offers the opportunity to build a meaningful land-based lifestyle. A substantial metal Quonset hut/garage provides space for storing farm equipment, boats, vehicles, and recreational gear. The existing farmhouse is being sold "as is" and requires work and renovation, but it may offer the opportunity to restore and bring new life to a lovely rural home. Situated in an unincorporated township, this property offers the unique advantage of potentially having fewer permitting requirements, providing flexibility for future plans. Whether you're looking to establish a hobby farm, enjoy hunting and outdoor recreation, or simply escape, this property offers an exceptional opportunity to own a substantial acreage surrounded by nature. A rare combination of fields, forest, ponds, and potential-your Northern Ontario retreat awaits.

How this is calculated, and what it leaves out

Canadian fixed-rate mortgages compound semi-annually, not monthly, so the monthly rate here is (1 + rate/2)1/6 − 1. Most calculators use rate ÷ 12, which is the American convention and overstates the payment by tens of dollars a month.

Below 20% down, default insurance is mandatory and is added to the loan rather than paid at closing: 2.80% at 85% loan-to-value, 3.10% at 90%, 4.00% at 95%. It is unavailable at or above $1.5M, which is why 20% is a hard floor there.

Not included: vacancy, property management, capital repairs, income tax, and the fact that a lender qualifies you at a stress-test rate rather than the one you are quoted. This is arithmetic on the numbers above, not a mortgage approval or an opinion of what you can afford.
