A little more space, a lot more privacy, & a great community to call home. Set on 2.2 acres in the Lakewood Community on the Bruce Peninsula, 23 Trillium Crossing is a beautifully maintained, one-level home built in 2023. The owners purchased and merged the neighbouring lot, creating a spacious double lot surrounded by mature trees, with trails through the property, a large open yard and plenty of room to enjoy the outdoors. Inside, 9' ceilings throughout and a vaulted living room make the home feel bright and spacious, with a propane fireplace adding some warmth for the cooler months. The kitchen features quartz countertops, KitchenAid appliances, a propane cooktop and large pantry, while the mudroom/laundry room provides convenient access directly from the garage. Everything you need is on one floor, with two bedrooms and two full bathrooms. The spacious primary suite includes a large walk-in closet, ensuite and walkout to the covered rear deck. Outside, there is plenty of room to relax with a large deck, hot tub, fire pit area and a backyard framed by the surrounding trees. The extra-large, fully insulated two-car garage gives you enough room to park and still have space to work, store the toys or spread out. There is even more storage in the 5.5' concrete-floor crawl space, along with a 16' x 10' shed and secondary driveway on the additional lot. And then there is Lakewood itself. Surrounded by over 200 acres of protected parkland and centred around 70-acre West Little Lake, this small, well-kept waterfront community is peaceful, private and family friendly. Residents can enjoy a private dock, pavilion, lakeside boardwalk, kilometres of marked trails, a community garden and beautifully maintained roads that are perfect for walking and biking. It feels tucked away from the busy cottage areas, while giving you plenty to enjoy right outside your door. 23 Trillium Crossing offers space, privacy and easy one-level living in a community that's hard to beat!

How this is calculated, and what it leaves out

Canadian fixed-rate mortgages compound semi-annually, not monthly, so the monthly rate here is (1 + rate/2)1/6 − 1. Most calculators use rate ÷ 12, which is the American convention and overstates the payment by tens of dollars a month.

Below 20% down, default insurance is mandatory and is added to the loan rather than paid at closing: 2.80% at 85% loan-to-value, 3.10% at 90%, 4.00% at 95%. It is unavailable at or above $1.5M, which is why 20% is a hard floor there.

Not included: vacancy, property management, capital repairs, income tax, and the fact that a lender qualifies you at a stress-test rate rather than the one you are quoted. This is arithmetic on the numbers above, not a mortgage approval or an opinion of what you can afford.
