Commercial Retail
$1,599,000

Presenting a premier commercial property opportunity located directly on Highway 20 in Fonthill, offering exceptional exposure, flexibility, and long-term upside. Set on an expansive 6-acre parcel with approximately 385 feet of frontage along Highway 20 and high daily traffic visibility, this property provides outstanding accessibility with ample parking for approximately 100 vehicles, plus a secondary rear entrance from Hurricane Road. Successfully operated as a garden centre for the past 20 years, the site offers a wide range of potential future commercial uses, with additional space for future development or expanded operations. The well-constructed 861 sq. ft. retail building features a concrete floor, steel roof, gas furnace heater, on-demand water heater, spray foam insulation, and a 2-piece bathroom, while six greenhouse structures and a quonset building provide excellent additional space for growing, storage, equipment, or operational needs. Equipped with an existing septic system, natural gas, and municipal water, the property is further enhanced by 7,500 kilowatt solar panels on the retail building under an active contract to sell generated electricity to Ontario Hydro, producing approximately $4,000 in annual revenue. A rare opportunity to secure a high-exposure commercial asset with established infrastructure, income generation, and significant future potential in a growing Fonthill location.

How this is calculated, and what it leaves out

Canadian fixed-rate mortgages compound semi-annually, not monthly, so the monthly rate here is (1 + rate/2)1/6 − 1. Most calculators use rate ÷ 12, which is the American convention and overstates the payment by tens of dollars a month.

Below 20% down, default insurance is mandatory and is added to the loan rather than paid at closing: 2.80% at 85% loan-to-value, 3.10% at 90%, 4.00% at 95%. It is unavailable at or above $1.5M, which is why 20% is a hard floor there.

Not included: vacancy, property management, capital repairs, income tax, and the fact that a lender qualifies you at a stress-test rate rather than the one you are quoted. This is arithmetic on the numbers above, not a mortgage approval or an opinion of what you can afford.
