Liberty Village and King West
The board files this area as Niagara.
Victorian factories turned into offices and lofts, then surrounded by towers — the densest new housing in the city.
What it is like
The Niagara neighbourhood covers Liberty Village, the King West strip and Fort York. It is overwhelmingly condominium: converted brick-and-beam industrial buildings from the 1890s alongside glass towers built since 2005. Almost nothing here is freehold, which is why the H-Value on a listing in this area is drawn from other units rather than other houses.
Getting around
The 504 King streetcar is the workhorse and runs in a transit priority corridor through downtown. The 511 Bathurst and 509 Harbourfront cars serve the eastern side, and Exhibition GO on the Lakeshore West line is at the western edge — one stop from Union.
Things to see and do
Fort York National Historic Site sits under the Gardiner, with the Bentway skating trail and event space beneath the elevated expressway beside it. Exhibition Place, BMO Field and the Coliseum are immediately west; Trinity Bellwoods Park is a short walk north. Stanley Park and the Lamport Stadium fields serve the residential core.
Shops, restaurants and work
King Street West is the restaurant and nightlife spine. Liberty Village itself is a mix of ground-floor retail and offices in the converted industrial stock, and the area has one of the highest concentrations of small technology and design firms in the city.
Schools nearby
Within about 2.5km of the middle of the neighbourhood, with the Ministry of Education’s EQAO results where the school reported them. A rating is one measure of one thing, and school boundaries are set by the board rather than by distance — check any individual listing for the boundaries that actually apply to it.
